Real estate question

We're looking at land and houses to buy, and our estate agent is this really hot, young-looking 40 year old woman. She's always perfectly dressed and made-up, and very professional. But that's by-the-by. She has found us a couple of good bets and we're really thinking seriously about buying. She's met our requirements for sea views, a bit of space around the house, and a reasonable price.
So the question I have is, when we're ready to close the deal, what sexual favours should I demand? I don't want to appear naiive by just accepting one BJ when I could reasonably have required a week's worth of anal sex. Does anybody else have any experience of getting the right sweetener for real estate deals?

Yes, I do have the itch pretty bad. But then most men of house-buying age do as you will find out yourself, which is why I have to make the most of this opportunity.
At 40, this lady can be expected to be a pretty canny operator so I want to be sure of getting the best deal. (She looks great when she's showing you round a house in the summer with the sweat trickling down her neck...)
My estate agent friend Eizo is also looking for properties for us, but I don't want to shag him, so I think we'll go with Ehime Estate.

Well ocean I think if you are going to take it up the gary glitter from your hottie real estate agent (with a strap-on I asume) for a whole week you should get a pretty good price. Whats your usual going rate, ichi-man?
I think she will be expecting you to give yourself a back, crack and sack wax before getting in the saddle though.
